			<content:encoded><![CDATA[<p>I am often labeled the doom &#038; gloom guy but when the real data is examined good news for Portland Housing is in desperately short supply.  Some title companies have posted reports stating that &#8220;average sale price is up&#8221; &#8230;. but those numbers don&#8217;t include the fact that average sale price per square foot is largely unchanged or dropping.  Recent <a href="http://www.standardandpoors.com/indices/sp-case-shiller-home-price-indices/en/us/?indexId=spusa-cashpidff--p-us----">Case-Shiller Reports</a> show that the Portland Housing Market has dropped over 9% in the last year and recent localized increases are not enough to make for seasonal adjustments.  Other supposed &#8220;good news&#8221; put forth by <a href="http://portlandrealestatehelp.com">Portland Realtors</a> is comparing July 2011 sales figures with July of 2010 &#8230; but here again we&#8217;re confronted with the fact that July 2010 was even lower than it should have been due to the end of the infamous 8,000 home buyer tax credit (meaning more people bought in May so by comparison the next month saw an equivalent drop).  Core inflation on the Dollar is up. Consumer spending is down and the Fed is out of ideas on how to fix the broken Humpty-Dumpty that is the effigy the US Housing Market.</p>
<h3>Housing Market &#038; Wall Street</h3>
<p>Wall Street is speaking loudly as fear has gripped sophisticate investors selling off equities in response to the shrinking global economy. OK, so we are not in a technical recession but I believe that is only technical distinction and political wordplay. From what I see Oregon and the US are experiencing some serious stagflation.   </p>
<p>As a Real Estate Broker that specializes in Short Sale Transactions I see the effects of the &#8220;recovery&#8221; close up and personal.  There is no recovery, or least not until there is some major changes in the way we as a nation go about our daily business..</p>
<h3>Portland Housing Recovery???</h3>
<p>It seems unlikely that we will experience a Portland Housing Recovery in the near future, not yet at least. Not with government spending where it is and no political spine to fix it. Debt is one thing but our nation and Oregon keep spending like there is no tomorrow. Well tomorrow is here and now. If our debt was stable we would not have received a down graded credit rating from S&#038;P. S&#038;P did not have a problem with our nations debt, the problem was we keep adding to it at an alarming rate. Bottom line is our nation and the great state of Oregon have to cut spending and as much as i hate to say it they both need to raise taxes.</p>
<h3>Portland Housing: The Good News</h3>
<p>Sooner or later and I think sooner rather than later, inflation will overcome the home value decline and prices will return to the 2005 levels. Gas might cost you six bucks a gallon but at least you could sell your home for what is against it. But until that happens Oregon Short Sales and foreclosures will continue.</p>
<p>Where is all this going? More foreclosures and more short sales. Even as the Fed implements Quantitative easing HUD will still have their hands full without the creation of real jobs and across the board governmental spending cuts.</p>

Many <a href="http://exclusiveportlandrealestate.com">Portland Realtors</a> may be trying to soften the blow a bit but the numbers speak for themselves.  Short Sales and Foreclosures continue to put downward pressure on home values as buyers fear further home value declines. The prices of today are making it hard for Oregon home sellers specifically in Tigard Oregon because of the amount of Tigard Short Sales and foreclosures. <a href="http://www.portlandrealestatehelp.com/tigard-short-sales-5">Tigard and Bull Mountain short sales</a> and foreclosures make up over approximately 70% of all Tigard home sales. <p>The stock markets downward spiral is not helping buyer sentiment much and the weak jobs reports compounds the resistance to buy as fear of losing a job is real. With the stock markets&#8217; mercurial rising and falling those consumers with disposable income and perhaps even the desire to purchase a home are often convinced otherwise by negative media stories, dwindling stock portfolios and lack of security in investments in general.  Many purchasers wish to buy below fair market value in order to hedge against the possibility of further price declines making short sales and foreclosures front page news. </p>
<p>The global market fears of debt accumulated by European countries continue to haunt equity markets. This is good news for bonds as mortgage rates as we have record low interest on new and re-financed mortgages. You would think more buyers would enter the market but many household’s wealth has wiped out by declining home values and the equity markets.</p>
<p>Investors are present in the buyer field but there are only so many of them in total number. Even with home values expected to drop another 5% before years end it is still a great time to buy a home especially a Tigard Oregon Short Sale.</p>
<p>The number of deals gone bad nationally or terminated transactions has risen to 16% with many of them being cancelled at the last minute.</p>

<p>Buyers, would-be investors and housing speculators in today&#8217;s housing market face<br />
considerable obstacles when considering the purchase of a home.  Factors which are<br />
causing many well-qualified buyers pause include fears regarding job security,<br />
concerns about the stability of home values, the health of the general economy,<br />
fears of rising mortgage interest rates and the unsure footing of Wall Street<br />
Investments such as stocks and bonds all coalesce to make one unsure if now is the<br />
right time to commit to such an important purchase decision.  All these factors are<br />
in addition to exorbitant property taxes on many desirable properties.  Further<br />
confounding reason is the undeniable fact that property taxes almost always outstrip<br />
a home&#8217;s actual retail value; thus making high taxes a point of contention turning<br />
many buyers away from otherwise sound investments.  High property taxes have<br />
combined with tightening mortgage lending standards and push many would-be buyers<br />
back into the ranks of renters.  Faring little better, many landlords are finding it<br />
difficult to compete against strong values offered by distressed properties located<br />
in outlying areas creating islands of sorts in more affluent and centrally located<br />
neighborhoods. </p>
<h3>House Flipping</h3>
<p>Also frustrating to many is the continued popularity of &#8220;House-Flippers&#8221; who are<br />
buying up many distressed sales needing only minor or cosmetic repairs or updating<br />
only to market them at a considerable markup.  The other part of flipping houses<br />
involves subdividing lots and eliminating valuable features such as garages in favor<br />
of constructing unattractive, more vertical housing immediately adjacent to existing<br />
structures in an effort to increase profits by paying for much of the build through<br />
the sale of the existing house on a much abbreviated parcel of land.  Only time will<br />
tell what the net result of these many factors influencing housing will have on a<br />
grand scale but in spite of all this one thing remains certain: in any market there<br />
are good deals as well as those worth passing over. </p>

<p>With so much emphasis placed on the great deals available on housing at least some<br />
attention to the situation of baby-boomer generation home owners caught up in the<br />
housing crisis.  In some cases reduced equity in the <a href="http://www.exclusiveportlandrealestate.com">Portland Housing Market</a> has reached the point to leave some<br />
people nearing retirement with greatly reduced net worth to the level of making them<br />
unable to retire.  Further complicating the situation are reduced values of stock<br />
and bond portfolios including corporate and private retirement accounts.  Corporate<br />
retirement funds that invested heavily in mortgage backed securities during the<br />
housing boom are now struggling to stay out of the red and have been inundated in<br />
the flood of bad mortgages.  One silver lining to this storm-cloud of impending<br />
financial ruin is the fact that those with positive equity now have the opportunity<br />
to purchase Portland, Oregon properties at the greatly discounted prices available in the distressed<br />
housing market.  </p>
<p>Another consolation is the fact that many retirement areas are now much more<br />
affordable; thereby opening up many markets to buyer who could previously not afford<br />
to purchase there.  Also, for those in a strong equity position reduced value may<br />
not matter as much in that even though sellers won&#8217;t get as much for their home they<br />
can in turn purchase another home and realize equal if not greater savings.  In<br />
closing it appears that although many people have lost considerable wealth and net<br />
worth opportunities to save big certainly exist in abundance. </p>

<p>Economic fears are cited as the reason for today&#8217;s landslide loss in US Stock Markets. The Standard &#038; Poor&#8217;s 500 Index saw its biggest loss since February 2009 prompting many to question what affect this will have on the United States and World Economies as a whole and also how the housing market will be affected.  At the end of trading for Thursday August 4th, 2011 only three stocks posted gains out of the 500 stocks monitored by the S &#038; P showing just how widespread the loss is.  Fears are rising that the equity driven bull-market of this year&#8217;s spring has faltered and perhaps come to an end.   </p>

<p>Construction Services Companies such as DR Horton (DHI) saw stock prices decline -6.93% in today&#8217;s trading while others in the industry fared little if at all better.
